Poinsettia Properties Specific Plan
The Poinsettia Properties Specific Plan is located in the southwest portion of the City of Carlsbad. The Poinsettia Properties Specific Plan incorporates many of the key principles of Smart Growth including walkable neighborhoods, mixed land uses, and jobs and housing near public transit. This Specific Plan will guide the long term future and development of a 92-acre site adjacent to the NCTD Coaster commuter train station. The Plan calls for a mixture of housing types, neighborhood shopping and trails into a transit oriented, pedestrian friendly community. The site is also within walking distance to South Carlsbad State Beach.
At buildout, the Poinsettia Properties Specific Plan will feature up to 8 distinct neighborhoods including a planned 6-acre mixed-use core located adjacent to the Coaster train station. Commercial and retail space is planned to provide shopping amenities targeted to the needs of local community residents and train station commuters as well. Fifteen percent of the homes in this Specific Plan will be affordable to lower income families. Also planned is a child care center and live work units above retail shops. Projected residential densities will range from 6 to 19 units per acre with the highest densities clustered around the mixed-use core adjacent to the train station. The entire Plan will be accessible to pedestrians, vehicles and transit.
